When a lease ends, the tenant must return the property in the same condition they received it — except for normal wear and tear, natural aging, or damage from something beyond anyone's control.

The lessee shall return the thing leased, upon the termination of the lease, as he received it, save what has been lost or impaired by the lapse of time, or by ordinary wear and tear, or from an inevitable cause. (1561a)
