Property owned by either spouse before the marriage, but whose value grew after the wedding due to a specific spouse's industry, partially belongs to the community if the improvement was due to the spouses' joint efforts. Purely passive appreciation (e.g., land value rising due to the market) stays personal.

Property acquired during the marriage is presumed to belong to the community, unless it is proved that it is one of those excluded therefrom. (160)
